To make a separate entrance to the apartment means to reconstruct the property with the arrangement of a new entrance opening. According to the law “on the regulation of urban planning” to perform such work, you need to obtain the appropriate permits.
After the completion of the reconstruction, you will have to order a new registration certificate for the apartment and re-register the ownership.
Why do you need a separate entrance to the apartment
A separate entrance on the ground floor can be not only the wish of the owner, but also a necessary measure in case of transferring housing to the status of commercial real estate. In modern new buildings, the lower floors are often originally designed for retail space. Accordingly, they have separate entrance groups at the stage of putting the facility into operation. And in residential buildings of the old stock, commercial real estate is practically absent.
In the process of converting an apartment into a shop, pharmacy or office, you will have to do construction work to move the front door. In general, a separate entrance can become relevant if you need to:
- transferring real estate to a commercial fund is a fairly common reason for creating a separate entrance;
- to carry out redevelopment – it is possible to achieve the desired configuration of the apartment only if the front door is installed not from the entrance, but from the street;

- to equip a private house with two separate entrances – each owner will have a separate apartment with an independent entrance on the territory of his site.
